What to Look for when a Home is 50 Years Old

Buying an older home can be a very rewarding experience. The architecture is unique, the rooms have character, and it feels more like a home than a brand new, prefabricated home that was built in a development. But, there are quite a few things to keep in mind when buying a house that is 50 years old or more – from what construction materials were used to how it was maintained for the last 50 years.

Possible Safety Issues

Because the dangers of lead paint and asbestos were not yet understood in the 1950s and ‘60s, you should always have your home thoroughly inspected for both before buying. The risk of either being in a 50 year old home is high unless someone has gone to the trouble of removing them in a remodel. Even then, older insulation, hidden paint layers or other construction decisions can be potentially dangerous, especially if you have children.

Not that you should avoid an older home solely for this reason. There are plenty of homes that have been made livable again with a little hard work – it’s just important that you know about it before investing so much money.

Maintenance Issues

Another thing to consider is the upkeep of the house. A 50 year old home has been lived in for many years. That means there have been multiple furnaces and air conditioners, replacements of windows, new roofs put in and much more. How well and how often those things were done will play a major role in determining how good of condition the house is in.

If you buy a 50 year old home and the roof and furnace need to be replaced, that’s another 5 figure investment to update your living space.

Other things you should be on the lookout for are old appliances like your refrigerator and stove, as well as the gas lines and electrical. Your panel box may be outdated, as may your electrical lines and outlets. These are all things that get updated eventually, but a home built 50 years ago would be both unsafe and outdated by today’s standards.

More than anything, when buying an old home, the most important thing is the condition. Age has very little to do with how livable a home is. Some people live comfortably in homes that are 200 years old. Others must have 10 year old homes completely remodeled. It’s all about how the home is maintained and cared for.

You can never save too much money by making improvements and taking steps around the house. Of course, it is hard sometimes to see exactly where the money saving opportunities are. That’s because you expect to spend a certain amount on various types of services when you own a home. You know you are always going to have heating and cooling bills, for instance. But are they higher than they need to be?

For many people, the answer to that question is “yes.” And it is not because they use their home heating and cooling systems inappropriately or because they have the wrong equipment. It is simply because they neglect to get their HVAC systems the regular care and maintenance that would keep them running at peak effectiveness and energy efficiency.

When your HVAC system is new, it runs well and can be remarkably energy efficient. However, over time that energy efficiency will gradually deteriorate. This drop off in efficiency is often not obvious at first, but if you compare your energy bills from the year you got your system to bills for the same time of year and same usage five years later, you will probably notice that the bill has gone up quite a bit, and not just because energy prices have gone up.

You can do a lot to prevent this loss of energy efficiency, though, if you simply have a professional HVAC technician come out once a year and give your system a tune up. During this type of maintenance service, the technician will check over your entire system looking for worn out parts and buildup that could be interfering with your system’s performance.

They can clean out any areas of your HVAC equipment that require it and they will be able to make any necessary repairs at that time. Often, a technician performing this type of maintenance will be able to catch minor issues before they are able to develop into bigger problems. And while you still have to pay for the maintenance visit, the cost is much less than what you would pay for an emergency repair.

It also represents a substantial savings over what you would be paying on your energy bills every month without it. Regular HVAC maintenance can preserve the vast majority of your system’s energy efficiency loss over time, and it is never too late to start. Even if it has been several years since you had your system installed, you will still be able to get back the vast majority of your original energy efficiency by starting with regular maintenance now.

When it comes to your home heating and cooling systems, you really cannot go wrong with proper annual maintenance. While it may seem like an unnecessary expense, especially if your systems are relatively new, you will save a lot in the long run if you pay that small fee once a year for each system.

During a maintenance visit, a technician can thoroughly clean out your heating or cooling system and check all parts to make sure they are not showing signs of excessive wear and tear. If they do find a problem or a part that needs to be replaced, they will be able to make the necessary repairs quickly and you will not have to worry about calling someone out later for an emergency visit.

Also, catching problems early like this means that repairs will likely involve fewer parts and cost much less than they would if you let the problem go and it became more widespread. Changes in Light Bulb Laws and Technology

In 2007, Congress passed the Energy Independence and Security Act, which promoted many forms of renewable energy and energy conservation. Its provisions include changes to the minimum standards for light bulb efficiency. Although the new standards haven’t officially gone into effect yet, you many already have seen changes in the kinds of light bulbs on sale in your local hardware store.

According to the law, starting in 2012, most standard general-purpose bulbs must be 30% more energy efficient than current incandescent bulbs. The new requirements will be phased in gradually, but the net result will be that by 2014, most of today’s incandescent bulbs will no longer be available for sale, and will be replaced by compact florescent light bulbs, or CFLs.

Of course, higher-efficiency bulbs are good for the environment. Moving to more efficient lighting is one of the easiest, lowest-cost ways for the U.S. to reduce electricity use and carbon emissions. But the changes will also benefit consumers – some estimates suggest that the average household’s utility bill will be reduced by as much as 12%. Even though CFLs cost more to buy ($3 compared to 50 cents for an incandescent), they use about 75% less energy and last five years instead of a few months. Depending on the cost of electricity, a homeowner that invests $90 to change 30 bulbs to CFLs will save between $440 and $1500 over the five-year life of the bulbs.

CFLs do have their detractors. Many claim that they don’t last anywhere near as long as the five years claimed by manufacturers – and this can in fact be the case you turn the bulbs on and off frequently. Energy Star recommends that all CFLs be left on for at least 15 minutes at a time. (Also, if you are using the bulbs in a dimmer, make sure that you buy bulbs specifically marked “dimmable”.) If you buy Energy Star bulbs, they come with a two-year warranty, so save your receipts and contact the bulb’s manufacturer if it burns out prematurely.

Others dislike the white – sometimes called “harsh” – light of CFLs. This effect can be mitigated by buying cooler-burning CFLs. Bulbs with Kelvin temperatures in the range of 2,700 to 3,000 emit a warmer light than higher-temperature bulbs with Kelvin temperatures of 5,000 or higher, which tend to have a white or bluish light.

Still other critics point out that CFLs contain mercury. While this is true, incandescent bulbs are not mercury-free in practice either. The increased power used for incandescent likely comes from coal-powered plants that produce mercury and many other types of pollution.

Of course, manufacturers are preparing for 2012 by developing new kinds of light bulbs that meet the more stringent standards, including high-efficiency incandescent and LED bulbs, so look for these options to arrive in stores over the next year or so.

The good news? A much less-beloved light bulb has already been phased out. The T-12 fluorescent tube – those humming, flickering office lights that give everyone’s skin a miserable greenish cast – has been replaced by T-8 fluorescent tubes, which are quieter, more efficient, don’t flicker, and make colors look much more natural.

Sealing Your Home Can Bring Big Rewards

You use a lot of energy – and money! – keeping your house at a comfortable temperature. But if there are holes in the “envelope” or “shell” of your home, air from the outside can get into your home and drive up your energy costs.

Sealing the envelope of your home is one of the most cost-effective ways to improve energy efficiency and comfort. Energy Star estimates that appropriate sealing can save up to 20% on heating and cooling costs.

There are three ways to seal the envelope of your home:

  • Sealing air leaks to stop drafts
  • Adding insulation
  • Installing Energy Star windows when replacing windows

Sealing leaks. It may be easy to find some of the leaks in your home, because you can feel and sometimes even see them (for example, around windows and doors). You can seal these leaks with caulk, foam, and weather stripping.

Other leaks may be hidden in attics, basements, and crawl spaces. Common leak spots include:

  • Recessed lights
  • Outdoor faucets
  • Dryer vents
  • Attic hatches
  • Around light switches and cable, phone, or power outlets
  • Chimneys and furnace flues
  • The tops of walls that lead up to attic space

To find and seal these hidden leaks, it may be advisable to hire a contractor who can use special diagnostic tools. The expense is often quickly paid back in increased comfort and reduced utility bills.

Adding insulation. There are several common types of insulation — fiberglass (in both batt and blown forms), cellulose, rigid foam board, and spray foam. Different types are appropriate for different places in your home.

The strength of insulation is measured by “R-value” – its ability to resist heat flow. The higher the R-value, the more insulating power. Different R-values are recommended for different parts of your house, depending upon where you live.

Insulating your attic may offer significant savings, and can be a good DIY project if you are handy. To see if your attic can benefit from more insulation, look across your uncovered attic floor. If your insulation is level with or below the attic floor joints, more would probably be helpful.

Remember, however, that even well-insulated attics need appropriate ventilation to prevent mold growth in the summer and ice buildup in the winter.

Installing Energy Star windows and doors. Replacing windows and doors is a big project and may not generate enough energy savings to justify the cost. However, if you are remodeling or building a new home, be sure to choose Energy Star windows and doors. Energy Star windows and doors will not only help seal and insulate your home – they will also act as a sunscreen to protect your pictures, furniture, and carpets.

After Sealing Your Home: Check Air Quality!

After any sealing or insulating project it’s very important to have a professional perform a Combustion Safety Test on your gas and oil burning appliances to ensure that they are still operating safely.

It’s rare that homeowners seal their homes too tightly – especially if it’s an older house. However, if you are concerned, you can hire a contractor to test your home’s ventilation. If your home is too tightly sealed, he or she may recommend that you install a fresh air ventilation system.

How Much Can I Save with New Equipment?

There is certainly something to be said for upgrading your current HVAC equipment to newer, more energy efficient equipment. Doing so can save you a ton of money in heating and cooling costs and it can make your home a more comfortable place in general. Of course, upgrading your equipment is a big investment, but ideally you will save enough on your monthly energy bills that it will more than make up for the initial cost of the installation.

But before you can decide whether or not it makes sense for you to upgrade, you need to know exactly how much you stand to save every month by upgrading. And that will vary considerably depending on several particulars of your situation.

For instance, you will have to take the age of your current system into account. No matter how energy efficient your system was when you first bought it, that energy efficiency has almost certainly deteriorated over time. Plus, the older your system is, the less energy efficient it probably was to start with. And the less energy efficient your current system is, the more you will save when you upgrade to a newer, more energy efficient system.

But that is not the only variable you will have to be on top of. The amount you will save monthly and annually will also have to do with how much you use your HVAC system. If you live in a rather temperate climate, you may use your HVAC much less, both in the summer and the winter.

In a case like this, the percentage you will save with an equipment upgrade will be the same as it would for someone who lived in an area with a harsher climate, but the actual dollar value will be much lower. All that really means is that it will take you longer to recoup your investment, but it may still be worth it to invest in a new system now.

You will also need to be aware of other factors that could impact the energy efficiency of your HVAC system. For instance, if your house is not well insulated, it will not matter how good your HVAC system is. You will still be paying more than you should to keep the indoors comfortable, and while investing in a new system may save you money, you will save more by taking care of your insulation problem first.

Water-Saving Tips and Tricks

Here are some of our favorite water-saving tips. They are easy to incorporate into your lifestyle – and can save you hundreds or even thousands of gallons of water a year.

Whole House

  • Check for leaks – you may save thousands of gallons a month! You can find leaks by looking, listening, and monitoring your water bill for unusually high usage. To check for toilet leaks, put food coloring in your tank. If it gets into the bowl without flushing, you have a leak. Don’t forget to look for leaks in your outdoor plumbing too.
  • Know where your master water shut-off valve is located. In the event of a major problem, you’ll save thousands of gallons of water – and maybe your possessions as well.

Outdoors

  • Adjust your sprinklers so that you water only your lawn – not your sidewalk or driveway.
  • Consider adding a patio or “outdoor room” to your home. You’ll have less lawn to water and will add thousands of dollars to your home’s value.
  • Do two chores at once – water the grass by washing your car or your pet on the lawn. Be sure to use natural, biodegradable soaps.
  • Have your plumber re-route your laundry waste water to your lawn (check with local authorities first to be sure this is legal in your town).

In the Bathroom

  • Turn off faucets when you’re not actively using water – such as when you’re lathering your hands, shaving, or brushing your teeth. You’ll save hundreds of gallons each month. New touchless water faucets (or very affordable converters for your existing faucet) make this easy and fun to do, especially for kids.
  • Shorten your shower by only a minute or two, and save 150 gallons of water a month. (You can do this by turning off the shower while you lather your hair.)
  • Replace your old showerhead with a new WaterSense water-saving showerhead. They’re inexpensive and easy to install. You’ll save up to 750 gallons a month (and it’s a great opportunity to get a nice style upgrade too!).
  • Install WaterSense-certified aerators on all your faucets – another inexpensive upgrade that can save hundreds of gallons a month.
  • Insulate hot water pipes so don’t have to run the water as long while you wait for it to heat up.
  • Plug the tub before turning the water on for your bath, then adjust the temperature as the tub fills up.
  • Keep a bucket in the shower to catch water as it heats up. Use this water to flush toilets or water plants.

In the Kitchen and Laundry Room

  • Install a tankless water heater near your kitchen sink so you don’t have to run the water while it warms up.
  • If your dishwasher is new, scrape off excess food, but don’t pre-rinse. Modern dishwashers are built to handle un-rinsed items.
  • Upgrade your old water-cooled refrigerator, air conditioner, or ice-maker to a new air-cooled model for a significant reduction in water use
  • When buying new appliances, look for the EnergyStar label, which guarantees high efficiency. Also, look for models that offer cycle and load size adjustments.
  • Run your dishwasher and clothes washer only when they are full – you can save up to 1,000 gallons a month.

What is a Green Building?

A green building is environmentally responsible and resource-efficient throughout its life-cycle, minimizing the building’s impact on human health and the natural environment.

Some of the criteria that can go into evaluating a green building include:

  • Location
  • Design
  • Construction
  • Operation
  • Maintenance
  • Renovation
  • Demolition

Of course, there are many different kinds of green buildings, each with its own particular strengths. Here are a few:

Buildings located in New Urbanist communities. New Urbanism is an urban design movement that promotes walkable neighborhoods with multi-use buildings so that residents can live, shop, and work within their local area. The goal is to promote community, reduce the amount of energy used for transportation, and reduce emissions from car travel.

Net-zero buildings. A net-zero building produces renewable energy equal to or greater than the energy the home consumes from public utilities. A net-zero building saves energy by being extremely energy efficient, and by generating its own renewable power using solar, wind, micro-hydro, or geothermal systems.

“Ultra-small” homes. Super-small houses (30 square meters and even smaller!) are a growing trend in home design. Tiny spaces dramatically reduce the occupants’ energy use – in some cases, the entire home can be run on the equivalent of a couple of light bulbs.

Buildings constructed with local, natural materials. Homes made of earth, straw bales, stone, stucco, and other natural materials are often cheaper to build and require much less gas for transporting construction materials. They can also be extremely energy-efficient to operate because the building materials are suited to the climate.

Buildings constructed entirely or in part with reclaimed materials. Recycling keeps building materials out of the landfill and reduces the energy needed to manufacture new items. One commonly-used reclaimed material is shipping containers, which are strong, cheap, and can be assembled in a modular fashion to create homes of any size.

R-2000-certified buildings. R-2000 is a voluntary standard administered by Natural Resources Canada (NRCan) that evaluates three main areas of construction: energy performance, indoor air quality and use of environmentally preferred materials. Builders are given the freedom to choose the best and most cost-effective way to achieve the R-2000 goals, which means they can incorporate any of the techniques or building styles described above.

LEED-accredited buildings. Probably the best-known green building accreditation system, LEED offers third-party verification that a home is above average in the following areas: sustainability of building site, water efficiency, energy use, sustainability of materials, use of resources, indoor environmental quality, location, transportation connections, and innovation in design. LEED-accredited homes are extremely efficient to operate and have a high resale value.
