What Are Flue Gas Spill Switches?

While some components of a heating system make sense to the average Olympia homeowner – think blower fan, thermostat and air ducts – others are more esoteric and prone to bouts of head scratching.

So, you may find yourself asking “what the heck is a flue gas spill switch?” Read on for the answer.

As you know, gas heating appliances produce heat by means of combustion. The gas line feeds gas into the appliance, the gas is ignited, and the burning gas produces heat. It’s a simple concept that goes all the way back to our caveman ancestors building fires to keep warm, and it is the same process in gas furnaces, boilers and water heaters.

In addition to producing the cozy heat we love in the winter time, this combustion process also releases gases. Known collectively as “flue gases,” some of these – carbon monoxide being the most notorious – can be very toxic. This is why we have flues or chimneys in our northwestern homes– to give these gases a means of egress.

A flue gas spill switch is designed to shut down the furnace if these gases start seeping out. It is made up of a sensor or series of sensors that detect heat outside the flue, not unlike the flame sensor in your furnace. If flue gases start to escape and pass by the sensor, the sensor heats up and signals the furnace to shut down. This cuts off the power and gas, so that no more flue gases can leak into the home and create a health concern.

If your furnace has been abruptly shutting down, it could be your flue gas spill switch trying to tell you that you have a leaky or cracked flue. If this is the case, you want to have it repaired right away. The constant off and on is not good for the furnace, and more importantly, those flue gases can be exceptionally hazardous to your family’s health.

Air Conditioning Guide: Things You Should Never Do To Your Air Conditioner

Whether it’s a large central system on the side of the house or a small unit in the window, with proper care and maintenance, your Olympia air conditioner should last for a decade or two.  Sometimes, however, people can do simple things which, in retrospect, should have obviously been avoided.

Some examples:

  • Don’t block the air intake–air is vital to the process, so laying anything over the unit (a towel or clothes to dry) will significantly strain the motor.  Always make sure there is enough clearance.
  • Don’t block the vents–likewise in a home, it is easy to move a sofa or lay an area rug over a grate in the floor or cover an unsightly vent in the wall with a pretty painting.
  • Don’t just set a unit in the window and trust the sash to hold it in place–make sure it is fastened properly according to the directions;
  • Don’t think it will run forever without cleaning the fins, vents and changing the filter at least once a cooling season;
  • Don’t bury the condensate drain in the ground–in central units it is vital that the drain is left with a clear flow away from the house;
  • Don’t install the central unit on the ground–there are pre-made pads or mix up a little concrete
  • Don’t steam clean or use hot water to clean the fins–damage and corrosion can easily be caused by the heat; flush with warm water or spray.
  • Don’t remove the overload relay to force continuous running–VERY dangerous and a guarantee of damage.

Common Mold Myths in Redmond

You hear a lot of bad things about mold and while a lot of them are true, many are not. To help you avoid unnecessary scares and excessive worry about air filtration in Redmond, here are some of the most common myths we hear about mold:

Heating Repair Question: Why is My Furnace Making Noise?

During a bitterly cold night, in the luxury of our homes, we have the ability to adjust the temperatures to comfortably walk barefoot down the hall.  It is easy to take our Tacoma furnaces for granted, but without proper maintenance, they can become noisy and irritable, growling with mysterious sounds of dissatisfaction and ominous groans, warning that slippers and more blankets may soon be necessary.

Rattles and Bumps in the Night

At the first sound of trouble, checking the filter can often be a quick relief.  As air passes through the furnace, a filter picks out much of the dust and some heavier particles that have come along, gotten snagged and accumulated over time to create a solid blockage.

This filter can become clogged and force your Tacoma furnace to work much harder to push the air through the blocked passage. HVAC Tip: Seasonal Air Quality Control

For people who suffer from seasonal allergies in Seattle, air quality is a key concern. Allergens in the air cause brutal bouts of sneezing, runny nose, itchy eyes and even sinus headaches. Even taking refuge indoors will often not assuage these symptoms, as indoor air is often comparable to outdoor air in terms of allergens and overall quality.

How do you go about controlling the air quality in your home? To start, try these simple tips:

Heating Installation Tip: Pros and Cons of Various Heating Systems

When it comes time to install a new heating system in your Tumwater home, there are a lot of options to consider. Many people get overwhelmed when confronted with all of the furnaces, boilers and heat pumps on the market these days. So, to help you get a handle on what each has to offer and which will offer you the best benefits, here is an overview of the modern heating system market.

Furnaces

Furnaces are the core of a forced air heating system and use gas, oil or electricity to heat air which is then circulated through your home by a blower in your air handler. Furnaces are among the most fuel efficient heating systems on the market today with options available at up to 95% AFUE (meaning it uses up to 95% of the fuel consumed to produce heat). They are also inexpensive to install and while they don’t last quite as long as boilers, they are highly efficient when well cared for.

Boilers

Boilers use gas, oil or electricity to heat water or steam which is then circulated through your home into radiators or baseboard heaters. The heated water or steam releases heat into your home and heats it in turn. While not quite as energy efficient as a high efficiency furnace, boiler heat is perfect for homes with existing radiators and no room for vents and ductwork. It also has less of an impact on indoor air quality since there is no air movement and boilers tend to last a very long time when well maintained.

Heat Pumps

Heat pumps are becoming increasingly popular, especially in milder climates where it rarely gets below 40 degrees F. A heat pump uses the same technology as an air conditioner to extract heat from outside using a compressor, evaporator coils, and condenser coils with refrigerant.

It is most efficient in the spring and fall when temperatures are mild, but it uses much less energy than either a boiler or furnace and it can be used in the summer to cool your home. When properly maintained, a heat pump will last 10-20 years and save quite a bit of money, though it is recommended that you have an emergency heat source for days when the temperature outside gets below 40 degrees F.

What to Look For in an Olympia HVAC Contractor

Here are some things to look for when bidding out a service/replacement job or a new installation in Olympia. The contractor you hire should answer yes to most of these questions (except the obvious). The bad contractor, who is likely the lowball bidder, will probably not.

  • Can the bidders give you references from former customers and show details of work they have done?
  • Can the bidders verify if they are licensed to do their work or have any certifications?
  • Do the bidders include the cost of pulling permits and paying for inspections for their work?
  • Are the bidders members of any professional organizations and can they show credentials?
  • Do the bidders belong to any local Chambers or other civic organizations?
  • Do the bidders offer an option of products and services to choose from, rather than just one choice they say “is best for you?”
  • Do the bidders take measurements and do mathematical equations to determine what size equipment you need (called load calculations or heat loss/heat gain measurements to determine the proper sized furnace or air conditioner, for example).
  • Do the bidders constantly criticize their competition and use this tactic more than explaining what they can do for you?
  • Do the bidders listen and ask questions?
  • Do the bidders use pressure tactics like offering add-on equipment for a “special price” or say, “I will need to know you answer as I have other customers who need my services right away.”
  • Do the bidders offer a variety of warranty plans to back up their work?
  • Do the bidders require a large deposit or all of the money up front?
  • Do the bidders have a neat appearance, i.e. well-groomed and clean clothes?
  • Are the bidders’ vehicles clean and free from obvious rust or body damage?

There are likely several other considerations but the point is, the HVAC contractor should be professional and businesslike. They should “act like they’ve done this before.” The low bidders may appear to put on a good face, but dig below the surface and ask a lot of questions. The low bidders may quickly lose their happy disposition.

How Often Should I Replace My Furnace Filter? A Question from Tukwila

Just like the filter in your air conditioner, replacing your furnace filter is the key to keeping your Tukwila home healthy and comfortable. By keeping a good filter replacement schedule, you will reduce wear and tear to the furnace and keep your home warm, while keeping your family healthy and controlling energy costs all winter.

But when does your furnace filter need to be changed? Well, each system is different, but there are some general guidelines and recommendations to follow that can help you keep it all straight and stay on top of your furnace filter situation.

Conventional Wisdom

The long-standing rule of thumb on furnace filters is to change them every month. This is good practice if you are using older fiberglass filters, but for newer, more efficient filters, you should do it a little differently. These should be inspected and cleaned at least once a month, but you may need to replace them that frequently also.

Sometimes it is a little more complicated than these general guidelines, so it pays to be aware of some factors and conditions in your home that may affect how frequently you need to change your filter.

Things to Consider

As mentioned above, the first thing to consider is the efficiency of the filter. Because new filters are so efficient, when they get dirty or clogged with dust and debris, they actually restrict airflow, making your furnace bog down and work harder. So, it is important to stay on top of a monthly inspection and cleaning schedule with these filters.

Also take into account air quality and sources of allergens both inside and outside your home. If you live in an area with a lot of pollutants in the air, you’ll want to replace your filters often to keep those out of your home. If you own a lot of pets, the dander and hair will wind up in your furnace filter and you may have to replace it more often.

Complicated enough for you? It doesn’t have to be. Simplify the whole process by doing the following: check your filter monthly and be prepared to change it that often, clean high-efficiency filters regularly, replace the filter at least every three months and again at the start of heating season.

If you do those things at a minimum, you will be in pretty good shape.

Do I Need Battery Backup For My Solar Panels? A Question from Olympia

Solar power is a great energy source for your Olympia home – clean, cheap, readily available in near infinite supply. But what happens when the sun doesn’t shine? Sure, UV rays still reach the Earth and provide solar energy on a cloudy day, but not as efficiently as in bright sunshine. What if it rains for a few days? What about the winter months when sunlight is in shorter supply?

These are all logical questions for anyone considering switching to solar energy. After all, without sunlight, your home could be without power and then what do you do? There are a few solutions to these issues, including a battery backup system. Before deciding one way or the other on a battery backup, there are a few things to consider.

Are You Staying On The Grid?

If you plan to keep you home connected to the local utility grid and use the two energy sources to supplement one another, then there is no real reason to have a backup system. Effectively, the electric company serves as your backup system, so if your solar supply runs low, you can use “regular” electricity by buying power as you need it and selling back any excess. If you are getting off the grid, however, and using solar or other alternative energy sources for 100% of your energy needs, then you will need to have some kind of backup system in place.

Battery or Generator?

Aside from battery systems, using a generator as a backup is another option. Generators work well and can produce enough electricity to power a home, but they can also be rather noisy and require you to have a fuel supply (usually propane or gasoline) on hand. They are best suited to short periods of use.

If you want to get completely off the grid, and you plan on needing backup power more frequently that a generator would be convenient for, then a batter backup system may be for you. Such a system requires installation of additional components, including not just the batteries but also an inverter and extra wiring. This means extra cost to you, and extra maintenance down the road. The batteries will also need to be replaced as they become depleted and unable to hold a charge.

These are many issues to be aware of in deciding whether a battery backup system is right for you. Strictly speaking, most home solar energy won’t need a battery backup, but it may be appropriate or necessary depending on your needs.

How Indoor Air Quality Controls Can Help People with Asthma: Some Pointers from Olympia

If you, your child or anyone else in your family suffers from asthma, you know that it can be brutal. The shortness of breath, the wheezing, and the chest tightness—it’s not just uncomfortable; it can be downright scary.

There is evidence to suggest that higher quality air can help keep asthma symptoms in check. While you can’t control air quality everywhere you go, you can be in charge of the quality of the air in your own Olympia home. Take a look at how controlling indoor air quality can help ease the suffering of asthma symptoms.

One study at Johns Hopkins found that indoor air pollution plays a large role in increasing asthma symptoms, especially among children. Without getting too technical, essentially the study explains that there are particles in the air we breathe, including indoors. Aside from the standard mixture of oxygen, carbon dioxide and other gases, air contains these solid and liquid particles, which are essentially pollutants. Common household tasks like dusting and cooking can generate more of these particles.

When these particles get into the respiratory system, they can irritate the lungs, which triggers asthma symptoms. Since children spend about 80% of their time indoors, this is a very big deal.

To help this problem, there are ways to control and improve the quality of air in your home. One simple way to do this is to have filters with high minimum efficiency reporting value (MERV) ratings in your heating and cooling system. MERV ratings describe how well filters catch particles of certain sizes and keeping them out of the air—and your lungs.

The particles identified in the Hopkins study were as small as 2.5 microns, which would require a filter with a MERV rating of about 12 to catch. Higher MERV ratings mean more efficient filtration, but they need to be replaced more often. If you or child has asthma, it’s worth it.

For severe asthma or allergies, consider even higher-rated filters, like HEPA filters, which sport a MERV of 17 or higher. These will catch nearly all allergens, irritants and other particles that can make you sick.
