Water Heater Guide: Sizing a Tankless Water Heater

Tankless water heaters are gaining popularity among Sammamish homeowners because of their on demand hot water supply and space-saving design. Although they are more expensive than traditional tank water heaters, on demand water heaters are more efficient, reliable, and easier to install and maintain. Before choosing to install a tankless water heater, however, you will have to decide which size will meet your hot water needs.

Rather than storing hot water in a tank, the tankless models heat the water with individual units located near the application where hot water is needed, such as a shower or washing machine. For larger homes, some of these smaller units cannot heat enough water for several applications running at the same time. You can also install a single tankless water heater for the entire house, or separate ones for appliances that use more hot water.

Finding the proper size and type will depend on the flow rate—measured  by a GPM (gallons per minute) number—that each fixture needs. Every application has a standard flow rate that must be added up in order to calculate the hot water demands for your entire home. For instance, if someone is using a sink with a 1.5 GPM at the same time another person is running a shower with a 2.0 GPM, the flow rate for the tankless unit would need to be at least 3.5 gallons per minute. You will have to add up the flow rate for all the applications in the house to get the minimum GPM figure for your tankless water heater.

In addition to flow rates, tankless hot water heaters are also measured by how much the water temperature needs to rise as it moves through the heating unit. You can determine the temperature rise for each application by subtracting the temperature of water coming in from the desired temperature going out. Once you add those together with the overall flow rates, you will know which tankless water heater can handle your overall hot water needs.

Before you buy an on demand hot water heater, it is best to talk to a professional installer. While the flow rates and temperature rise for most household appliances are fairly standard, these numbers can vary because of several factors that professionals are trained to calculate. Size is not the only factor to consider when shopping for a tankless water heater. Fuel type and efficiency should also be factored in to your purchase, which is another reason to talk to a licensed Sammamish installer.

Heating Installation Tip: Load Calculations

Do you ever feel that your Kent home just doesn’t get cool enough during the warm months or warm enough during the cold months? You have tried to adjust your thermostat to the right comfort level but it just never seems right. And on top of that, you notice that your utility bills keep going up and up. Even when you dial up the thermostat in the summer and dial it down in the winter to saving on energy usage, your bills are still about the same.

You could try adding fans and shedding clothes during the warm months or wearing sweaters and crawling under a pile of blankets in the cold months. But do you really enjoy living that way? There must be another solution as to why your heating and cooling (HVAC) system is just not keeping you comfortable – and affordable.

That air conditioning condensing unit sitting in your backyard and the furnace in your basement should be making your home as comfortable as possible. But in many cases, they are not. That’s because whoever installed those HVAC system components didn’t do their homework on your home. The components were sized incorrectly. If a furnace or air conditioner is sized incorrectly, it usually cannot keep up with the demand for heat or cold and often puts such a burden on the equipment. As a result, regular failures and repair bills are commonplace.

And it may not be the fault of the installing HVAC contractor. Over the years your home may have undergone renovations including additions and new windows, which have increased the square footage or demand for more heating or cooling. Those renovations may not have included upgrades to your home’s HVAC system.

So how do you check for the right size? Call a Kent HVAC contractor and ask for an energy audit for your home. The audit will include several key checks including a load calculation, which adds in the size of your home’s living space, number of door and windows where heat loss or gain could occur, and a check of heat loss or gain through leakage in cracks, roofs, crawlspaces, etc. An energy audit will determine what size of furnace or air conditioner is needed to meet the heating or cooling needs of your home and its own individual characteristics. Your HVAC contractor may also factor in the number of building occupants and normal usage patterns, i.e. having a home office or stay-at-home parent versus a working family where your home is occupied mostly at nights or on weekends.

All of these factors are considered when determining the equipment size. In air conditioning jargon, you will hear about tonnage of cooling capacity. An example may be a 2.5 ton air conditioning unit for a 2,000 square foot home. In furnace jargon, you will learn about Btu ratings, which are British thermal units. Most furnaces are sized in 20-25,000 Btu increments. Each is matched to the cooling or heating needs of your home. Your HVAC contractor will likely recommend using a programmable thermostat, too. That way, you can set the temperature of one or more zones in your home to when each zone is occupied.

Make sure you don’t hire someone who “guesstimates” how much cooling or heating capacity you need for your home. Find a qualified professional who will make the correct calculations and who will qualify their recommendations. A properly sized HVAC system will equate to manageable utility bills and above average indoor comfort. You can live with that.

Des Moines Heating Tip: What to Expect in a Low, Medium or High Efficiency Furnace

When buying a new furnace in Des Moines, you have many options. You can purchase a low end model to save money up front and you’ll still get exceptional fuel efficiency, but as you go up the scale, more innovative, money saving features become available. Here is a brief look at what you can expect based on which type of furnace you purchase.

Low Efficiency Furnace

This is a bit of a misnomer as even entry level furnaces have efficiency ratings of at least 80%. For comparison, if you’re still using an old gravity furnace, your efficiency rating could be lower than 50%. Modern furnaces are built to conserve, and while you won’t receive all of the bells and whistles that tend to accompany high efficiency models, you will get a durable, affordable furnace that will last for 10-20 years.

Medium Efficiency Furnaces

Furnaces in the mid-efficiency range have AFUE ratings of between 85% and 92% and are therefore significantly better than those in the entry level range. Top end furnaces can carry AFUE ratings of up to 95% with a boat load of added features to conserve energy. These features include two stage gas valves so you can maintain a low BTU heating system for most of the year but crank up the heat when the temperature outside drops too low. They are also programmable, which allows you to easily change the temperature settings, fan speed and more from anywhere in the house.

And while they cost more to install, high efficiency furnaces use less energy over their lifespan, last longer and are more environmentally friendly than any other furnaces on the market today.

How Heating Zone Control Can Save You Money: Some Advice from Covington

In order to deliver heat to areas in your home that need it the most, the ductwork to these rooms should always be “open.” Ductwork to other unused areas of your home can be “closed” during various times of the day.

Opening and closing of ductwork and airflow is achieved by zone controls. A zone control is installed in the home which electronically or wirelessly opens and closes “dampers” in the ductwork, depending on the heating demand. You can divert heat to areas of your home using zone control and dampers while decreasing the heating load on your furnace. This type of heating zone control will move heated air to where you want it. Simply put, you are not heating areas of your home that don’t need the heat.

The heating zone controls can be programmed for various times of the day, too. For example, you may not need any heat in your basement while you sleep or when you are away from home. You can program the damper in your basement’s ductwork to remain closed or partially open during these times. In a sense, the heating zone control in your home acts like a programmable thermostat – only it uses a series of dampers to control indoor temperatures.

The next time you walk into an unused part of your home, think about how much money you are spending to heat it. It makes sense to consider heating zone controls. The initial costs of installing zone controls and dampers are minimal and the payback in energy savings and comfort are substantial.
